BESC Villa consists of a beachfront two-bedroom main house and three, one-bedroom guest suites on an acre of tropical paradise. Villas directly on beach are rare in Anguilla; BESC sits on 166 feet of pristine white sand beach. The one-third mile long beach is excellent for sunning, strolling and swimming, with a gradual slope and protection from a nearby sandbar.

The upper level of the main house has two air-conditioned bedrooms with ensuite bathrooms. The main floor has spacious living and dining rooms, a gourmet kitchen, a bathroom and utility room. A large covered veranda sweeps around two sides of the main house and is accessible from the living room, dining room and kitchen.

Each guest suite has its own outdoor entrance, bedroom, kitchenette, bathroom, indoor living space, and patio or sun terrace. All guest suites are air conditioned.

All rooms except bathrooms and the utility room overlook the beach, sea and St. Martin seven miles distant.

The swimming pool is 14 x 35 feet, with a large area five feet deep and a smaller children’s area two feet deep.

BESC was designed by Architect Iain Smith and built in 2005 by General Contractors Orchard, Romney and Beck (ORB). The buildings were designed and built using methods and materials that provide maximal hurricane protection.

The landscaping was designed, planted and is maintained by the Anguilla Garden Centre. Gardens are watered by a drip and sprinkler in-ground irrigation system.

Security is provided by a perimeter fence and electronic security throughout the buildings and grounds, including an electric driveway gate with intercom.

Two large cisterns capture rainwater for each building, and the villa also is served by government water.

The villa and grounds have consistently been maintained to a very high standard with regular upgrades of furniture, electronics, and decorating.

BESC has a strong rental history with many repeat guests. Gross rental income in 2011 was $174,485. The villa is being sold furnished, including beach and recreational equipment.
